This is when inventory started to build (the first sign that price appreciation is slowing). Fast forward to 2008 and we are down about 20+% in median home prices. This represents about a 10 month "roll back" in pricing from mid 2005 - De Ja Vu - we are now at mid 2004 prices! Who knows what's next? In the markets where I work, the beginning of the crash was in 2005 (May through August).
