It&#039;s hard to even get a loan let alone have extra cash around to fix up a &quot;flipper.&quot; It is probably a good idea to hold off on purchasing a house that needs a lot of work right now. If you are buying, look for newer houses that are possibly foreclosed or are a short-sale. You can really get a great deal these days. Your dream house could be right around the corner. You never know.</description>

		<description>Great article. I see this was written back in May 2008.  Housing prices have come down another 5% - 40% in many markets. For those of you who still have money there are thousands of great deals to be had out there but the flipping potential for the novice investor is certainly not what it was in the 2002 - 2006 market. I am a Realtor and made a good deal of money flipping up until 2007 when it began to take forever to sell a house even if it was priced 25% below other homes in the neighborhood.

There are some great deals to be had if you want to buy and hold but if you want to buy and flip I&#039;d advise against it for a while!</description>
